In Antwerp, the spread is wider. Near Het Eilandje, the Meir or Antwerp Central, monthly prices go up to 120 euros. In neighbourhoods like Deurne, Borgerhout or Berchem, rates are lower, around 50 to 80 euros per month. The difference lies in accessibility to the centre and the availability of on-street parking.

In Hasselt and Leuven, the market is smaller but growing. Monthly prices fluctuate between 40 and 90 euros. Demand is increasing particularly near the university buildings in Leuven and the city centre of Hasselt.

At the coast, the picture shifts seasonally. In Knokke-Heist, Blankenberge and Ostend, daily rates rise sharply in July and August. A parking space that earns 50 euros per month in winter can bring in 10 to 15 euros per day during summer. That makes seasonal rental at the coast particularly attractive: you use the space yourself in winter and earn in summer what others earn in an entire year.

Garage box versus driveway versus parking space: what earns the most?

Not every parking space is equal. The type of space determines the price you can charge. A covered garage box with a lockable door structurally earns more than an open parking space. Renters pay extra for security and protection from the elements.

A garage box in Bruges or Ghent earns on average 15 to 30% more than a comparable open parking space in the same location. The difference lies in the certainty: a garage box protects the car against theft, vandalism and poor weather conditions. For many renters that is worth the premium.

A driveway is the least lucrative but also the easiest. You do not need to prepare anything, install a door or hand over keys. Expect 30 to 60 euros per month for a driveway in an urban setting.

Underground parking spaces in apartment buildings sit price-wise between a driveway and a garage box. They offer protection but often lack the exclusivity of a private enclosed space. Monthly prices typically range between 50 and 100 euros.

Fixed rental or per day: what earns more?

The choice between fixed and flexible rental has a direct impact on your income. Both models have pros and cons.

Fixed rental delivers a predictable monthly amount. You have a renter who pays every month, regardless of whether they use the space every day. The advantage: certainty and minimal management. The disadvantage: you miss out on the higher daily rates that flexible rental can bring.

Flexible rental per day or per week earns more per occupied day. In Bruges, a daily user pays on average 10 to 15 euros for a parking space near the centre. In Antwerp, a monthly parker in the centre car parks around the Meir pays more than 150 euros per month. A private parking space at 90 euros is a no-brainer for commuters here.

The lesson: position your price below the most expensive alternative but just above the cheapest. That gives the renter the feeling of getting a good deal while you receive a fair price. Check the rates of public car parks in your area regularly and adjust your price if they change. Cities like Ghent and Antwerp raise their parking rates regularly, which automatically makes your offer more attractive.

Seasonal effects: when do you earn the most?

The income from a parking space is not the same all year round. Seasons, holidays and events influence demand and with it the price you can charge.

The summer months are peak periods at the coast. In Knokke-Heist, Blankenberge and Ostend, daily prices double or triple between June and August. A parking space that normally earns 8 euros per day brings in 15 to 20 euros easily during the summer holiday.

In student cities like Ghent and Leuven, demand peaks at the start of each academic year in September and October. Students and their parents then search massively for parking space, especially during moving days.

Two: take professional photos. Listings with bright, high-quality photos attract more renters. Photograph in daylight, open the garage door and make the space look as large as possible.

Three: list the exact dimensions. Renters with larger vehicles specifically look for garages with sufficient height and width. By listing the measurements you reach a wider audience.
